Purpose
Service Agreements allow Buyers (such as Lenders) to lock in negotiated pricing and terms with a vendor for a specific diligence service on a specific deal — before any orders are placed. A Service Agreement captures the agreed-to rate, overage terms, and contract period, giving you a reliable reference point for pricing every time you work with that vendor on that deal.

Two Creation Paths: Create a Service Agreement directly from a vendor's Marketplace Profile or from within a specific Deal — whichever fits your workflow.
Guided Setup Wizard: A two-step wizard walks you through entering agreement details and reviewing before finalizing. Required fields are validated, and relevant values are pre-filled based on your entry point.
Centralized Viewing: View all Service Agreements with a vendor from their Marketplace Profile, or view all agreements tied to a deal from the deal's Contracts tab.
Status Management: Update a Service Agreement's status to Terminated or Completed when terms change or the relationship ends. The vendor is notified automatically.
Order Integration: When placing a new order, the platform surfaces any active Service Agreement for that vendor + deal + service type + property type combination, keeping your team aligned on negotiated terms.

Buyers (e.g., Lenders): Users who want to establish negotiated terms with a vendor prior to placing orders, and manage those agreements over the course of the relationship.
How It Works
There are two ways to create a Service Agreement. Both paths lead to the same two-step wizard — the difference is which fields are pre-filled based on your starting point.
Option A: From a Vendor's Marketplace Profile
In the Marketplace top nav, select Discover to search for a vendor, or select My Vendors to find one you've already saved.
Open the vendor's Marketplace Profile.
Locate the service offering you want to contract for.
Select Create Service Agreement on that offering.
The wizard opens with Vendor and Service Type pre-filled. Select the Deal and complete the remaining fields.
Option B: From a Deal
Navigate to a Deal and select Orders in the left nav.
Select the Contracts tab.
Select + New Service Agreement.
The wizard opens with Deal pre-filled. Select the Order Type and Vendor, then complete the remaining fields.

Service Agreement Wizard — Step 2 of 2: Review & Create
Review all the details you entered on the previous screen.
Select Edit to go back and make changes, or select Create Service Agreement to finalize.
Once created, you'll be taken to the Service Agreement detail view.
Note:
Only one active Service Agreement can exist per deal + service type + vendor combination. You'll see a validation error if you try to create a duplicate.
Viewing Service Agreements
You can access your Service Agreements from two places:
From a Vendor's Marketplace Profile: Open the vendor's profile and locate the Service Agreements section. The table displays all agreements with that vendor. Select View to open a service agreement's detail page.

From a Deal: Navigate to the Deal, select Orders in the left nav, then select the Contracts tab. Select View on any agreement to open its detail page.
Managing a Service Agreement's Status
Open the Service Agreement's detail page.
Select Update Status.
Choose Terminate or Complete. Both options will ask you to confirm a date (defaults to today).
Note:
The vendor receives an email notification when a Service Agreement's status changes.
Terminated and completed agreements no longer appear as active on the vendor's Marketplace Profile.

Best Practices
Keep the following in mind when working with Service Agreements:
One active agreement per combination. Only one active Service Agreement can exist per deal + service type + vendor. If terms change, terminate the existing agreement before creating a new one.
Service agreements are optional. You can place orders without one — they're most useful when you have an established vendor relationship with negotiated pricing.
Agreement fields cannot be edited after creation. If you need to make changes, terminate the existing agreement and create a new one with the updated terms.
For Built Network vendors, the pre-negotiated rate is filled in automatically — no manual entry needed.

Can I edit a Service Agreement after creating it?
Agreement fields cannot be edited after creation. If you need to make changes, terminate the existing agreement and create a new one with the updated terms.

What happens to orders linked to an agreement after I terminate it?
Existing orders are not affected. The terminated agreement will no longer appear as active on the vendor's profile, but all historical order records remain intact.
Does the vendor see the Service Agreement?
Not yet. Vendor Admins will be able to view Service Agreements in a future update.
What's the difference between creating from a vendor profile vs. from a Deal?
The end result is the same — you use the same wizard either way. The difference is which fields are pre-filled. Starting from a vendor profile pre-fills the Vendor and Service Type; starting from a Deal pre-fills the Deal. Use whichever entry point matches where you're already working.
