Overview
The Draw Metrics feature within the Draw Ticket has been enhanced to provide real-time financial insights directly where draw decisions are made. These updates help users analyze funding pace, monitor contingency usage, and understand developer fee allocations with greater clarity and less manual effort.
By surfacing calculated metrics alongside the funding sources and uses, the enhanced Draw Ticket supports better decision-making and increases transparency across stakeholders—from the draw desk to asset management.
Viewing Enhanced Draw Metrics in the Draw Ticket
Description
The enhanced Draw Ticket now includes three real-time metrics:
Funding Analysis
Contingency Utilization Analysis
Developer Fee Analysis
Each card is dynamically calculated based on the current draw state, capital stack, and sources & uses. Users will see only the cards relevant to the setup of their project (e.g., contingency cards only show when contingency line items exist). Each metric includes tooltips that provide definitions and insight into how calculations are derived.
Step-by-Step Instructions
Step 1: Open the Draw Ticket
Navigate to the desired project or draw record and open the relevant Draw Ticket.
Step 2: Locate the Draw Metrics Section
Scroll to the Draw Metrics section embedded within the Draw Ticket layout.
Step 3: Review Funding Analysis
This card shows how much of the project’s budget has already been disbursed, how much is changing with the current draw, and what the new total would be if the draw is approved.
What you’ll see:
Funded to Date
Change This Draw (Δ)
Funded if Approved
How it helps:
Quickly assess if funding is ahead, behind, or on pace with construction progress.
Step 4: Check Contingency Analysis
These cards (Hard, Soft, or Total) show how much contingency was originally allocated, how much has been used to date, what’s being applied in this draw, and how the total has changed.
What you’ll see (if applicable):
Original Amount
Adjusted to Date
Current Adjustment (This Draw)
Revised Amount
Remaining Contingency vs. Remaining Uses
How it helps:
Provides context for contingency buffer changes over time. Helps confirm whether draw adjustments remain within acceptable limits or require reallocation.
Step 5: Explore Developer Fee Analysis
This card shows how the developer fee is being earned and paid over time, distinguishing between deferred and cash payouts. Now includes visibility into originally planned amounts.
What you’ll see (if applicable):
Original Amount
Adjusted to Date
Current Adjustment (This Draw)
Revised Amount
Displayed for:
Total Developer Fee
Deferred Developer Fee
Cash Developer Fee
(Only if cost items with Developer Fee type exist.)
How it helps:
Clarifies changes to the total fee amount and composition over time. Makes it easier to audit payout decisions and understand capital stack impacts.
Step 6: Use Tooltips for Clarification
Hover over any row label in the metric cards to reveal helpful tooltips.
Tooltips explain:
Data sources
Calculation logic
Thresholds or assumptions (e.g., when cards display)
How it helps:
Encourages self-service understanding and reduces dependency on manual explanation.
Note:
Metric cards only appear when applicable based on project setup (e.g., if no contingency line items exist, those cards won’t display).
Draw Metrics are read-only and update automatically based on the draw’s data.
All data is synced with the draw grid, funding source table, and capital stack.
Understanding the Value of Metrics Integration
Description
With these metrics now embedded in the Draw Ticket, users no longer need to toggle between spreadsheets, reports, or external tools. All key project funding insights are surfaced in real time, directly alongside the draw submission and review experience.
This reduces turnaround time, improves communication across teams, and increases confidence in draw approvals.
Example Use Case
A draw approver reviewing a mid-project draw needs to confirm:
That the project isn’t ahead of schedule in funding
That contingency hasn’t been overused
That the developer fee is being disbursed appropriately
They can now:
Open the Draw Ticket
Review the Funding Analysis card
Check the Contingency Utilization card
Explore the Developer Fee Analysis card
Hover over tooltips to understand if thresholds are being crossed
Identify next steps or questions — without needing a separate report
