Purpose
Deferred Rules adds Deferred as a disposition option for rules within a draw. It gives lenders a formal way to mark a rule as still pending, so a draw can move forward without either failing the rule or losing track of it.
Before this option existed, a rule that could not be resolved during the current draw left users with two imperfect choices: fail the rule, which blocks the draw unnecessarily, or mark it as an Exception, which allows the draw to proceed but loses the record that the item is still outstanding. Deferring keeps the item visible and attributable, draw over draw, until someone resolves it.
Key Features
Deferred disposition: Deferred is available in the status dropdown for both custom rules and document requirements. A rule set to Deferred counts as dispositioned, so it does not hold up the draw.
Optional note: Users can attach a note to a deferred rule to record why it was deferred. The note is optional; a rule can be deferred without one.
Deferred subtab: The Rules tab includes a Deferred subtab listing every rule deferred on the deal, with the draw it came from, who deferred it, and its current status. The subtab appears even when no rules have been deferred, showing an empty state.
Deal-level persistence: A deferred rule persists at the deal level, draw over draw, until someone changes it. There is no expiration date and no forced deadline for resolution.
Resolution with document upload: Users can resolve a deferred rule directly from the Deferred subtab and upload supporting documents, which are associated with both the current draw and the draw where the rule was originally deferred.
Draw ticket record: Each draw ticket includes a Deferred Rules section, giving a complete compliance record of what was deferred, what was resolved, and by whom.
Target Users
Deferred Rules is available to lender-side users who already have Full access on the Draw Rule Status permission — typically loan admins and draw coordinators. Any user who can currently set a rule to Passed, Failed, Exception, or Not Applicable can also defer it. Users without that permission are not able to defer or resolve rules.
Deferring is not available in the borrower portal.
How It Works
Deferring a rule
Open the draw and go to the Rules tab. The Current Draw subtab lists the rules for this draw, grouped by clause and by rule type (for example, Custom and Document Requirements).
Click the status dropdown for the rule you want to defer.
Select Deferred. The dropdown offers Passed, Failed, Exception, Not Applicable, and Deferred; rules that have not yet been dispositioned show as Incomplete.

The rule now shows a Deferred status badge, and the Updated By and Updated At columns record who deferred it and when.
To add a note, click Add in the Note column for that rule, enter the note, and click Save. Notes can be edited or deleted later from the same place.

The draw can now advance to its next status. Deferred rules do not block it.
Viewing deferred rules in later draws
In each subsequent draw on the same deal, the Rules tab shows a Deferred subtab with a count of the rules that are still deferred. The subtab lists every rule deferred on the deal, including rules that have since been resolved, so the full trail stays visible rather than only the rules that changed in the current draw.
Active deferred rules appear first, with resolved rules listed below as a historical record. Where several rules have been deferred across multiple draws, they are sorted from most recent to oldest, with the originating draw number shown for each.
The subtab shows the following information for each rule:

Resolving a deferred rule
Resolution happens from the Deferred subtab, in whichever draw is currently open.
Go to the Rules tab and open the Deferred subtab.
Click the status dropdown for the rule and choose Passed, Failed, Exception, or Not Applicable. The change applies immediately — there is no confirmation step.
To attach supporting documentation, click Upload on that row. The document panel opens as a drawer on the right, where users can name the document, set its type, and save it.
The rule stays in the Deferred subtab with its new status. The Resolved at Draw column fills in with the current draw, and any uploaded document appears in the Document(s) column.

Note:
Resolution is reversible. Users can change the status of a deferred rule again at any point while the draw has not yet been Transferred. Once the draw has been Transferred, deferred rules become read-only, and rules on a funded draw cannot be modified at all.
Rules deferred and resolved across concurrent draws
If two draws are in progress at the same time on the same deal, deferred rules from previous draws appear in both. Resolving a deferred rule in one of those draws is reflected automatically in the other.
Marking a deferred rule as Failed
Setting a deferred rule to Failed does not block subsequent draws from advancing. The rule stays visible in the Deferred subtab with its Failed status, and users need to re-disposition it — as Passed, Exception, or Not Applicable — for it to be resolved.
Deferred rules on the draw ticket
The draw ticket includes a Deferred Rules section, separate from the main Rules section. It lists each deferred rule with its status, the draw it was deferred from, the draw it was resolved at, any linked documents, and who last updated it. Rules deferred in earlier draws that are still active also appear here, so each ticket carries the full deferred rule trail rather than only what changed in that draw.
If no rules have been deferred on the deal, the section does not appear.

Benefits
Draws are no longer held up by items that genuinely cannot be resolved yet, and users do not have to fail a rule to keep moving.
Outstanding items stay visible and attributable rather than being absorbed into an Exception, so nothing is quietly dropped between draws.
Every deferral and resolution is recorded with the user, timestamp, and originating draw, giving a defensible compliance trail on each draw ticket.
Supporting documents uploaded at resolution are linked to both the current draw and the draw of origin, so the evidence sits with the rule in either place.
Deferred items surface automatically in each new draw, so users see what is still pending without having to track it outside the platform.
Best Practices
Add a note when deferring. The note is optional, but it is the only place that captures why the rule was deferred — useful for the next person reviewing the draw and for anyone auditing later.
Use Deferred rather than Exception for items that are still outstanding. Exception signals that the requirement has been waived; Deferred signals that it is still expected.
Review the Deferred subtab at the start of each draw. Because deferred rules never expire and never block a draw, they can accumulate unnoticed. The count on the subtab is the quickest way to see what is still open.
Resolve rules before the draw is Transferred. Status changes are reversible only while the draw has not been Transferred, so corrections are much easier before that point.
Attach documentation at the point of resolution. Uploading through the rule links the document to both draws automatically, which is cleaner than adding it to the deal separately.
FAQ
How long can a rule stay deferred?
Indefinitely. There is no expiration and no forced deadline. A deferred rule stays deferred until someone changes its status.
Does a deferred rule ever block a draw?
No. A deferred rule counts as dispositioned, so the draw advances normally. This holds true whether the rule stays deferred or is later marked Failed.
Can I defer more than one rule at a time?
Not currently. Rules are deferred individually from the status dropdown.
Does a resolved rule disappear from the Deferred subtab?
No. It stays listed with its updated status and the draw it was resolved at, as a historical record.
Can I change my mind after resolving a deferred rule?
Yes, as long as the draw has not been Transferred. Once the draw is Transferred, deferred rules are read-only.
Which draw do documents uploaded at resolution belong to?
Both — the draw where the rule was resolved and the draw where it was originally deferred.
If the same rule is deferred and then resolved in one of two concurrent draws, what happens in the other?
The resolution is reflected automatically in the other in-progress draw.
Can borrowers defer rules?
No. Deferring is available only to lender-side users with Full access on the Draw Rule Status permission.
