Purpose

Previously, CLA+ calculated Net Draw the same way for every budget line item: Net Draw = Gross Draw Amount − Retainage. That calculation is correct for Hard cost line items, but not for AIA line items. On an AIA line, the amount coming from the pay application (G702/G703) is already net of retainage, so applying the same formula deducted retainage a second time and understated the borrower's Net Draw.

This update corrects that: Hard line items are unchanged, and AIA line items now use a dedicated drawer and formula that mirrors the pay application.

Target Users

Lenders managing AIA line items in a project's Sources & Uses grid, and borrowers and builders submitting draws through the Sponsored Borrower Portal draw wizard. This applies to projects with AIA-classified budget line items; availability may vary by account.


How It Works

Hard line item

A budget line item on a construction cost code. Net Draw = Gross Draw Amount − Retainage, unchanged by this update.

AIA line item

A budget line item tied to the AIA pay application cost type (AIA_CONTRACT). Uses the drawer and formula described below.

Net Draw

The amount actually disbursed for a line item this draw.

Total Retainage (Balance to Date)

The cumulative retainage held against a line item as of this pay application/draw — field 5 on the G702.

Retainage This Draw

Total Retainage Balance to Date minus the prior retainage balance. For AIA lines, this is calculated automatically rather than entered directly.

AIA Pay Application Detail drawer

The drawer that replicates the G702 ("Total Retainage," "Total Earned Less Retainage," "Balance to Finish, Incl. Retainage") for an AIA line.

For Hard line items (unchanged)

  1. Enter the gross draw amount.

  2. CLA+ applies the configured retainage percentage.

  3. Net Draw = Gross Draw Amount − Retainage.

For AIA line items (new)

  1. On the lender side, an AIA line displays a G702 badge in the Description column of the Sources & Uses grid. Clicking it opens the AIA Pay Application Detail drawer.

  2. In the drawer, enter Total Retainage (G702 field 5). The drawer calculates Total Earned Less Retainage (field 6) and Balance to Finish, Incl. Retainage (field 9) using the standard G702 formulas.

  3. CLA+ calculates Retainage This Draw as Total Retainage Balance to Date minus the prior retainage balance.

  4. Net Draw is the net amount you entered in Field 8 — it is not reduced again by a retainage percentage.

  5. The retainage percentage field is hidden on AIA lines, since it isn't used in the AIA calculation.

  6. If the newly entered Total Retainage is lower than the prior retainage balance (retainage is being released), a non-blocking notice appears: "Retainage release – total retainage is below the prior retainage balance." This is informational, not an error.

Note:

  • Confirm a line item's cost type before troubleshooting a Net Draw discrepancy. If a line is classified as Hard, the original Gross − Retainage formula still applies; only AIA-classified lines use the new formula.

  • An AIA drawer that mirrors the G702 pay application fields lenders and borrowers already use.

  • Automatic Retainage This Draw calculation, reducing manual entry and calculation errors.

  • Clear, non-blocking guidance when retainage is being released partway through a draw.


Best Practices

  • The retainage percentage field is intentionally hidden on AIA lines — this is expected, not a missing field.

  • A retainage-release notice (Total Retainage entered lower than the prior balance) is informational only and does not block saving the draw — it reflects a valid retainage-release workflow.

  • If the entered Total Retainage would result in a negative retainage balance, CLA+ blocks the save until the value is corrected.

  • This feature may not be available on every account. If you don't see the G702 badge or AIA drawer described here, make sure the line item type is AIA or check with your Built representative.
