Borrowers and builders with sufficient access can request draws from either the individual loan page or from the Draws page in the borrower/builder portal using the following processes. You can request both itemized and lump sum (single amount) draws in Built; however, your lender will ultimately determine whether draw requests are itemized or submitted as a lump sum.
Note: You may be unable to submit a draw if there is a draw pending or awaiting lender approval, or if you don’t have the required level of permissions. In these situations, please contact your lender.
Draw Request Overview
You can either request a draw from the loan details page or request a draw from the draws page. All draw requests are completed through a three-step interface:
Step 1: Specify draw amounts
Step 2: Upload Files
Step 3: Review and submit the draw

Note:
It is recommended to be prepared to submit a draw request when the request is initiated, as draw requests cannot be saved as drafts to complete later.
Initiate a draw request from the Loan details page
Logging into Built will land you directly on the Projects tab of the borrower/builder portal,. Click View Details for the applicable project. Learn more about the loan details page here.
Click Request Draw on the Budget tab of the loan page.
Initiate a draw request from the Draws page
The Draws page is useful when you have several active projects. Depending on your lender's policies and settings, you will either need to include line-by-line draw detail (itemized) or request the draw in a single lump-sum amount.
Logging into Built will land you directly on the Projects tab of the borrower/builder portal. Click the Draws tab near the top of the screen.
On the Draws page, click Itemize Draw Amount for the project for which you are requesting a draw.
Notes:
Depending on the lender’s settings for your project, the project budget will either have Itemized cost breakdowns, or non-itemized cost breakdowns. Itemized budgets will allow draw requests to be itemized; non-itemized draws require draws to be requested as a single (lump-sum) amount.
For Itemized Draws, the Itemize Draw Amount button will appear.

For Lump-sum amount Draws, you will see a field to enter a total draw amount. With single draw amounts, you can request draws on multiple projects at once by clicking the checkboxes for all projects that you would like to request a draw on, then entering draw amounts individually. Click Review & Submit to continue to the next step.
Note:
If a project's construction progress was updated in Built, this field may be pre-populated with an available draw amount. To request an amount that is different from the pre-populated available amount, click the field and enter the desired amount.
Step by Step: Requesting a Draw
Step 1: Specify draw amounts

On the budget grid, scroll to the editable Draw Amount column and enter the amount requested per line item.
Under the Options menu, you can also choose to either:
Import the draw information from a CSV file
Autofill the Available Amount(s) into the Draw Amount(s) column

If applicable, select the Final Draw toggle to indicate the last draw request on a project.

If applicable, you can:
Add notes specific to a line item by selecting the Notes icon.
Upload files specific to a line item by selecting the Files icon.

Enter a note for each line item, then click Save and Close.

Upload a file for each line item, then click Save and Close.

Once all draw amounts, notes, and files have been added individually, click Next: Upload Files.

Specifying draw amounts on an AIA line
After entering any non-AIA Draw Amounts, find the row associated with your AIA line item (if applicable).

Click anywhere on the row to open the AIA pop-out.
In the AIA pop-out, update the following lines using values from your G702 form:
Line 2: Net Change by Change Orders
Line 5: Total Retainage
Line 8: Current Payment Due

In the Files column of the AIA line item, find the Upload button to select and attach your G702 form.

Once you finish adding all draw amounts, notes, and files click Next: Upload Files.

Note: You can only add notes and files to specific budget line items if itemized draws are enabled. When itemized draws are not enabled, you can upload your draw files on the subsequent Upload Files screen.
To remove a file uploaded to a line item, select the upload button under the Files column, then hover over the file uploaded and select the trash can icon that appears.
Requesting Change Orders within a draw
If the lender has enabled the permissions for you to request change orders within a draw, you can complete change orders on Step 1 of a draw request.
On the budget grid, scroll to the editable Current Adjustment column to move funds from one line item in the budget to another.
To reduce the budget of a line item, enter a negative amount
To increase the budget of a line item, enter a positive amount
Step 2: Upload Files

Upload any documents that you want to attach to the full draw request. Either drag and drop files into the files box or click Choose a File to select files from your device to upload.
Once your files have successfully uploaded, click Next: Review & Submit.
Step 3: Review and submit

On the last step of the draw request, review the draw amount, e-sign the draw disclaimer, and submit the draw. If your lender allows, you can schedule an inspection during this step.
Scheduling a Draw Inspection
If your lender’s settings permit, you can choose to Schedule a Draw Inspection within a draw request.

Select your Preferred Inspection Date:
As soon as possible (Allows you to schedule the inspection for the next business day.)
Select a date (Allows you to choose a specific date to schedule the inspection.)
Click Save and Close.

Note:
The option to schedule an inspection is based on your lender’s configuration and may not be available to all users. If you do not see the option to schedule an inspection, the lender has opted to control inspection scheduling. Reach out to the lender for assistance.
Scheduled inspections will display on the page to confirm. To change the requested inspection date prior to draw request submission, select Edit Details to reopen the scheduling panel.

Under the Draw Authorization section, check I agree and e-sign to the above disclaimer to agree to the lender's draw authorization language before submitting the draw request.

Click Submit to complete your draw request.

Note:
Once a draw has been submitted, additional edits cannot be made. If changes are needed on a pending draw request, please reach out to your lender for further assistance.
Review the status of a pending draw request
You can review the status of your requested draw in the Draw Request preview card on the Budget tab of your loan details page. This section displays updates as they occur. Click View Draw Details to see the specifics of the pending draw request. Learn more about the draw request process here.
Pending draws may also be displayed on the Draws tab of your Project Dashboard.
Click the Home button under the main menu to navigate to your projects dashboard

Select the Draws tab.
Select either the Pending Borrower Authorization or Pending Lender Approval tabs to view draws in either status.

Note: You can export draw information on the Reports tab > Draw History.
