# Requesting a draw

### **Overview**

This article walks Sponsored Borrowers through the full process of requesting a draw in the Sponsored Borrower Portal — from naming the draw, through uploading documentation, entering funding amounts, reviewing, and submitting for lender review.

You'll start the request from the deal's **Draws** section and move through a multi-step wizard that adapts to your answers about reallocations, and retainage.

### **Open the request draw flow**

1. At the top-left of the page, click **Portfolio**.
2. On the **Portfolio** page, click **View** or the **Deal Name** for the deal for which you want to request a draw.

3. Scroll down to the **Draws** tab.
4. Click **+ Request Draw**.

5. The **New Draw Request** wizard opens.

### **Step 1: Details**

On the **Details** screen, tell us a little about this draw request.

- **What's a good name for this Draw?** Enter a name for the draw. Most people use the draw number.
- **Is this the final Draw on this project?** Select **Yes** or **No**. Depending on your lender's draw workflow, a final draw may require more or less information than other draw types.
- **Are you making any budget changes this draw?** Select **Yes** if you need to reallocate line items or add new Uses or Sources. Selecting **Yes** adds a **budget changes** screen to this flow.
- **Is retainage being withheld or released this Draw?** Select **Yes** if retainage applies to this draw. Selecting **Yes** adds a retainage screen to this flow.

Click **Next** to continue.

### **Step 2: Documentation**

On the **Documentation** screen, upload your draw documentation and backup.

Choose how you'd like to upload your documentation:

- **Let Built organize everything for me** — **✦ Coming Soon**. Once available, this option will sort, split, and attach documents to their relevant line items for you.
- **I'll upload and assign manually** — upload documents and manually attach each file to the required items.

To upload your documents:

1. Drag and drop your files into the upload area, or click **browse your files** to select them from your computer. Supported formats: .bin, .csv, .doc, .docx, .html, .jpeg, .jpg, .json, .mp3, .pdf, .png, .svg, .tiff, .txt, .xls, .xlsm, .xlsx, .xltx, .xml, .zip. Max file size: 1 GB.

2. For each uploaded document, click the **Assign Requirement** dropdown and choose the required item this file satisfies.

3. If a single document needs to satisfy multiple required items, use the file splitter:
  1. In the **Documents Uploaded** list, hover over the document you want to split. Click the **pencil** icon (tooltip: **Edit file**).

  2. In the **Documents** sidesheet that opens, toggle on **Separate Types by Page**.

  3. Enter the page ranges and the requirement each range fulfills:

    - **Pages** — Enter the page numbers or ranges (for example, `1-3` or `5`).
    - **Types** — Select the Required Documentation item these pages satisfy.
  4. To add another page range, click **+ Add Page Range**.
  5. Click **Save**, then click **Confirm**. The split creates separate files in the **Documents Uploaded** list, each assigned to its corresponding requirement.

The right panel shows two sections:

- **Required Documentation** — items configured by your lender for this job (for example, Stored Material Log, Retainage Log, Partial Conditional Lien Waiver, Proof of Payment, Hard Cost Invoices). For each item, a green check mark will appear once it’s been uploaded.

- **Additional Requirements** — any additional requirements from your lender. Use the dropdown to set the status to **Incomplete**, **Mark Resolved**, or **Not Applicable** for each requirement.

Click **Next** to continue.

### **Step 3: Draw and Funding Amounts**

The screens you see in this step depend on the answers you gave on the **Details** screen.

#### Budget Changes (if you selected Yes to Budget Changes)

On the **What budget changes are you making this Draw?** screen, reallocate existing line items or add new Uses and Sources. Sources and Uses must be balanced before you can continue.

- **Reallocate a line item:** In the **Draw Amounts** table, enter the change in the **Current Adjustment** column for the line item you want to reallocate. The **Revised Amount** column updates automatically. Use the **Search line items** field to find a specific line.
- **Add a new Use:** Click **+ New Use(s)** above the Draw Amounts table. Select a **Type** from the dropdown, enter a **Description**, and enter the amount in the **Current Adjustment** column. To remove a new Use before you continue, click the trash icon at the end of the row.
- **Add a new Source:**
  1. Click **+ New Source(s)** above the Sources table.

  2. In the **Add a new source** confirmation dialog, click **Add Source**. Once added, a new Source can't be edited or removed.

  3. In the **New Funding Source** sidesheet, complete the required fields on the **Summary** tab: **Classification**, **Type**, **Capital Provider**, **Name**, **Total Amount**, and **Primary Source**.

  4. Optionally complete the other sections in the sidesheet (Servicing Information, Dates & Fees, Interest Rate Terms, Structure, Amortization Terms, Prepayment, Call Protection, Lockbox & Cash Management, Risk & Credit Classification).
  5. Click **Create**.

Click **Next** to continue.

#### Retainage (if you selected Yes to retainage)

On the **What retainage is being withheld or released this Draw?** screen, enter the retainage details for each construction line item.

1. For each line item, enter values in:

  - **Retainage this Draw or Escrow** — the amount of retainage to withhold this draw.
  - **Retainage Released** — the amount of retainage to release this draw.
2. Click **Next** to continue.

> Retainage Tips
> 
> For items you're managing through a Pay Application, refer to your G702/703 to enter retainage amounts.
> 
> - **Total Retainage**: Refer to line 5 on the G702 or column I of the G703.
> - **Retainage Withheld**: Calculated based on Total Retainage this Draw – Total Retainage from the previous draw.
> - **Retainage Released this Draw**: The amount of retainage you're requesting to be released with this draw.

#### Draw amounts

On the **What are you requesting this draw?** screen, enter the amounts you'd like to request for each budget line item.

1. In the **Draw Amount** column, enter the amount you want to request for each line item.

2. Use the **Search line items** field to find a specific line.
3. Click **Next** to continue.

#### Funding amounts

On the **How will this draw be funded?** screen, assign funding amounts to each source until they match your draw totals. Funding amounts are pre-populated based on your lender's funding rules and eligibility rules — you can adjust them as needed.

1. In the **Sources** table, review the pre-populated **Funding Amount** for each source.

2. To change an amount, click into the **Funding Amount** field for that source and enter a new value. The **Remaining to Fund** column updates automatically.
3. Make sure the total Funding Amount matches your total Draw Request. If they don't match, a warning banner appears explaining what to adjust (for example, *"Draw funding amount is not balanced with sources funding amount."*). When balanced, the warning disappears.
4. Click **Next** to continue.

> - The funding source amounts you enter here are a recommendation. Your lender has the final say on how funding is allocated across sources when they review the draw.

### **Step 4: Review**

On the **Review** screen, confirm everything you've entered:

- **Requested this Draw summary**, including Requested this Draw, Funded to Date (if Approved), and Remaining to Fund (if Approved).
- **Hard Costs summary**, including Hard Costs Requested this Draw, Hard Cost Funded (if Approved), Hard Cost Funded %, and Hard Cost Contingency Utilization.
- **Retainage summary,** including Retainage Calculated this Draw, Retainage Released this Draw, and Total Retainage.
- **Soft Costs summary,** including Soft Costs Requested this Draw, Soft Cost Funded (if Approved), Soft Cost Funded %, and Soft Cost Contingency Utilization.
- **Draw Amounts** table — review each line item's Original Amount, Current Adjustment, Revised Amount, Draw Request, Funded to Date, and Remaining to Fund.
- **Sources** table — review funding sources for this draw.

If you need to make changes, click **Back** to return to an earlier step. When everything looks correct, click **Submit Draw**. Then **Submit Draw** again on the confirmation modal.

### FAQ

#### What happens if I select Yes to budget changes or retainage on the Details screen?

Selecting Yes adds an extra screen to the draw flow where you can enter reallocation or retainage details. If you select No, those screens are skipped.

#### What file types can I upload?

Supported formats are .bin, .csv, .doc, .docx, .html, .jpeg, .jpg, .json, .mp3, .pdf, .png, .svg, .tiff, .txt, .xls, .xlsm, .xlsx, .xltx, .xml, and .zip. Maximum file size is 1 GB.

#### Can one document satisfy multiple required items?

Yes. Use the file splitter to assign specific pages of a document to different required items. See the splitter steps under **Step 2: Documentation** above.

#### What does Not Applicable do on a required documentation item?

Marking a required item as **Not Applicable** tells your lender that this requirement doesn't apply to this draw. The item is removed from the Missing list.

#### Do I have to e-sign every draw?

No. The E-sign step only appears if your lender has configured this draw to require borrower signature.

#### Can I save a draft and come back to it later?

Yes — use **Save and close** at the top-right of the wizard. Your draft will appear in the deal's Draws table with a status of **Draft**, and you can pick up where you left off.

#### Where can I view a draw ticket?

Go to the Overview tab, scroll down to the Draws section, and click the draw name to open it. Once the draw is open, you’ll see the Draw Ticket button in the upper-right corner.

#### Where can I view a draw package?

Go to the Overview tab, scroll down to the Draws section, and click the draw name to open it. Once the draw is open, you’ll see the Download button (cloud with arrow icon) in the upper-right corner. Click it, then select Draw Package.

#### Where can I view Draw History?

Go to the Overview tab, scroll down to the Draws section, and click the draw name to open it. Once the draw is open, you’ll see the Download button (cloud with arrow icon) in the upper-right corner. Click it, then select History.
